Luton is a major regional town within the South of England. It lies c. 30 miles north of London, c. 22 miles south of Milton Keynes and is situated within Bedfordshire.
The town benefits from unrivalled transport connections, with Luton railway station providing access (via National Rail) to Central London (fastest journey time 23 minutes), the South Coast and the East Midlands. London Luton International Airport is situated just 2.5 miles east of the Site and serves over 130 destinations across Europe and beyond.
Luton also benefits from excellent road connections. The town lies just 2.5 miles east of the M1 and is served by both Junctions 10 and 11. The A505 also provides a key route between the South East and East Anglia, connecting Luton with the A1 and the M11.
Luton is subject to a substantial inward investment drive via the Luton Investment Framework, which has already secured in excess of £1.5 billion for a range of improvements. London Luton Airport is currently subject to a £160m modernisation scheme due for completion in 2021. A further £3.2 billion is scheduled to facilitate a range of modern development projects and infrastructure improvements to the town centre.
The Site is located on the southern edge of Luton Town Centre, adjacent to the ring road. It is situated within convenient walking distance to key town centre amenities including shops, restaurants and Luton railway station.
